Due diligence costs
Reports and checks you’ll typically order before or during due diligence — these come first because you often pay them before you’ve even confirmed your deposit.
LIM report
Land Information Memorandum from the council — the fee is set by each council and updated here from their published schedules.
Building report
Independent pre-purchase inspection — priced by house size, using Red LBP’s published pricing as a reference.
Registered valuation
Generally only needed if your deposit is under 20%, or for a new build — valuers set their own fee, so this is a typical range, not a lookup.
Title review add-on
Cross-lease and unit-title (apartment / townhouse) titles need extra review, so we charge a fixed add-on for those. A standard fee simple (freehold) title has no add-on.

What this means for you
It’s more than the deposit
Reports, legal fees, insurance and moving costs are easy to forget — and they’re due before or at settlement, on top of your deposit.
Some costs are optional
A registered valuation is generally only needed if your deposit is under 20%, or for a new build. A building report is optional too — it depends on the property. Talk to us and your adviser before skipping either.
