Road Map to Auction

Bid, or don't bid.

There are two ways at an auction property. Bid, and you must be unconditional — every check bought and paid for before the hammer, and gone if you're outbid. Or take the route most first-home buyers miss: don't bid, wait for the pass-in, and spend nothing up front. Then do your checks one at a time, in order — best chance of the home, lowest cost if it's not.

Two ways into an auction

One costs you thousands before you've won anything. The other costs nothing up front.

Bid at auctionunconditional
Wait for the pass-inthe no-spend route
When you spend
All of it, up front
Only if your offer's accepted
Up-front cash at risk
$1,500–$2,000+

Your offer
Unconditional — no way out
Conditional: finance, LIM, building
If a check fails
Too late, you're bound
Walk away, keep your money
The catch
Pay to play, gone if you lose
You might be outbid by another buyer
Bid:you commit $1,500–$2,000+ before you know if you've even won — and it's gone if you're outbid.
Wait:let it pass in, then offer with conditions. You spend nothing until the deal is yours to lose.

So how does a conditional offer even happen at an auction?

Tap a step. Bidding at auction locks you in unconditionally. Waiting for a pass-in is the one route to buying with conditions — and without spending a cent up front.

Your roadmap: one report at a time

When you're ready to spend, do it in order — over time. Sequential keeps your chances up and your costs down.

Start with your free read, then only pay for the next check once the last one comes back clean. If something kills the deal, you stop — out one fee, not four. Set what applies, then drag your run-up.
