The house you're looking at
The basics are enough. These are used to flag how each sale differs from this house.
Recent sales nearby
Same suburb, same type of home, ideally sold in the last six months. Then decide: is each one better, about the same, or worse than the house you're looking at? The grey hints are only a starting point. You've seen the houses, so you make the call.
Where do I find recent sales?
- Ask ChatGPT to find them. Fill in step 1 first, then copy the prompt below into ChatGPT (with web search switched on). Check every sale against the link it gives you before you use it. AI tools can get prices wrong.
Copied. Paste it into ChatGPT.
- Sold listings on property websites. Search the suburb, switch the filter from "for sale" to "sold", and look at the last six months.
- Ask the agent for a comparative market appraisal (CMA). Agents keep recent sales for the area and will usually share them. Take the sales it lists and make your own call on value.
- Walk the street. Open homes nearby that have since sold are the best comparisons of all, because you've seen inside.
Use sale prices, not asking prices. A house that's listed but not yet sold doesn't tell you what buyers paid.
What the sales say
A house should be worth more than the sales you marked worse and less than the ones you marked better. The range sits between those two.
